And not being able to issue the deposit refund via Avail was the final straw for me.

We completed our due diligence within 10days and once the report came back, we immediately requested our deposit back. 

However, I have offered two thingsA)  Higher deposit -  this way the owner's fears are alleviated somewhatB)  Property management - offer the owner that you will essentially property manage the property for them.     

Wise is an international bank that allows you to deposit and display statements in whatever currency you choose.  

I position my inspections as 'planning for future repairs/improvements' which mitigates that whole 'he's here to get my security deposit' mindset.And, I would rather have the tenant with me than to have him later claim that something was broken during the inspection.  

Keep receipts for all your expenses for federal taxes, keep the deposits in a seperate bank account.

What I love about them is they will even accept the higher lease amounts over the market rents if we can show first month's rent and security deposit.

If they won't pay, end their lease and deduct the cost from their deposit after they vacate.P.S.

Substantial deposits (2- 3 months rent) and thorough vetting are the best ways to mitigate.
