It's possible the first letter or summons will slap your tenant quickly into compliance, or you may go all the way to court/judgement/sheriff removal.

at first they wanted the deficiancy I went to bat for him and we got that waived.. and of course there was 7 judgements for 7 different moms for child support that had to come out of that 1.7 as well.. :) WE pulled it off and I was pretty proud of my negotiating skills against wells.. but it was running up on a quarter reporting end and I guess they just really needed that loan off the books..

I have rescued a bunch of those investors in my day.I get the sub too attraction I just think those sellers with stellar credit that want to keep their stellar credit take a very big risk giving title away to an asset that they are on the hook credit wise for ... and especially in default judgement states..
