If this job popped up out of the blue, your intent was not to move within the 1st year, so you may be ok.If you are planning on building a portfolio of homes, it is safest to stick in your home for 12 months to reduce the appearance of potential fraud. 

Just make sure you do a diligent job when vetting tenants.

My job is to submit bid and negotiate only.  

The seller and their agent hopefully did a good job communicating with that tenant to set expectations.

Once we got to about 20 rentals we quit our full time corporate jobs and now manage our rentals full time.  

I've painted more walls, ceilings and trim work than I could ever count in my lifetime and *I* suck compared to professional painters, and most of my paint jobs could pass for lower-end professional jobs. 

Never leave tools on a job.

My ultimate goal is to become successful with my real estate investments so I don’t have to rely so much on my job and be able to spend more time at home with my soon to be wife and future children.
