If you have a local group or even just a few friends over, I could give that presentation and have an interactive discussion.

Every interaction with them has raised red flags. 

My wife had to hand hold the majority of the interactions with the tenants and attorneys which was unacceptable.

You don't look for distressed, or blue doors or any other BS indicator you just get interacting. 

They have daily webinars, you can call your mentor pretty much 24/7, so it's real interaction.

But these ones I did deals with did such a good job lying as they somehow managed to fail themselves upwards, that my experience from these interactions left such a bad impression on me that I may forever remain skeptical.

Diversify - not only for risk but to also learn more about being an LP. see how GPs interact, communicate etc.
