A few to be aware of as examples…Capital gains… you probably know they are either 15 or 20% (and in rare instances zero if you have no income)… but have you heard of NIIT (Net Investment Income Tax)… this is an extra 3.8% tax you get hit with when your gains are over $250,000 in a year.

For instance, states like California, Oregon, Montana, and Massachusetts have "clawback" provisions, meaning they may tax deferred gains if you eventually sell the replacement property and don't reinvest within the state.

@Travis Boyd Outside of instances where FHA or other extremely advantageous financing options exist I am a proponent of the LLC for investment real estate although the liability piece is overstated.

For instance, if I buy a house 20% down, 5% closing prep costs where the rent matches the mortgage, interest and tax and assume a 5% rent growth and appreciation, I'm expecting an 11% total return which is just not good enough for the hassle involved.

I suspect the disclosure language will follow.. and CE  or training is a good idea but that would probably be step 2.Oregon can be pretty funny when it comes to laws and regs.For instance in the logging industry.. there are all sorts of environmental laws of course and as a logger your expected to know them..

Not sure the final outcome, but I'm guessing that is a case where you think things are risk free, but I expect the purchaser was out significant legal fees that were not reimbursed and ended up not getting the property.I've always thought about this in the rare instance that a super nice and super valuable property goes to sale with a mortgage on it.
