Are you doing the interior TI build out or are you just building the shells and the future tenants will be responsible for building out their units as needed? 

I’d recommend starting with business credit cards that only require a soft inquiry, so you don’t risk a denial from one bank that could influence the others.

Everything looks great....one little thing, in your description of 'EXTERIOR', you have a lot of interior stuff listed.

Influence or control can lead to a beneficial owner even if you own little equity.Also it is 20 FT EEs AND $5M Revenue AND a physical office.

.- Interior TV antenna mounted:  pulls in a bunch of channels as we're on a mountain.- Board games:  We have a Kallax unit. 

Over influence by social proof: Lots of people can make lots of money in RE, particularly post GFC.

If rents are truly below market then it usually comes down to: Long term tenants which most owners are ok renewing for lower ratesNot wanting to fix the place up to bring units to market, either interior renovations or exterior renovations.

This will heavily influence the best strategy for you.
