Everything presented indicated I was investing directly in the deal, however it now seems I was investing in DFO and DFO was investing in the deal. - Investor reports were either not received unless I asked for them, or they were received 2-3 months late.- K-1s were not made available until mid Sept every year.- Communication is poor, I have to repeatedly chase for updates.

pretty basic website with no indication of what they do.. but I like it that the principals are on there with a bio.. you should be able to do some background on them.its all about the team..

I can see how Gatlinburg/Sevierville/Pigeon Forge has an oversupply (even though SMNP receives the most annual visitors per year of any national park and double that of the #2 NP)… though, from what we’ve watched in the last year and gathered from our realtor in Knox, both Knoxville and Chattanooga homes are still going for over asking price which would indicate an under supply, no?

i agree that a new purchase at 75% equity will typically not have significant cash flow and may even be negative when properly allocating for all expenses.Investing to max equity without reserves is risky and you indicate would result in stress.
