It has it's Pros and ConsPros: Cash Flow, Being surrounded by young peopleCons: High Turnover, Immaturity, DramaI personally love doing it but it's not for everyone and you have to be STRICT.

Sorry, this is going to sound harsh, but I think this whole defining of whether any particular type of involvement in Real Estate is worthy of being called investment is a bit immature and frankly rude. 

That's why this thread has been so popular, there is no high road as you put it...you seem to think just because investors are demanding some simple answers, they are being immature??

Think in decades.New cars early on are a sign of immaturity and insecurity. 

I also plan on doing achat-revente for cashflow once Im mature enough to evaluate the property well enough!

So yeah, if your happy with just clearing $1,500 mnth, and want to keep things as simple as possible, yeah maybe just 1 free & Clear IS your ticket.The notion of perpetual debt, perpetual growth, it's immature as a business plan in REI.

I consider people who obsess over the rare person who stepped over the line as EXTREMELY immature as a host.

It has tenant and owner portals and all, but the platform is very immature.
