I have plans for land I want to purchase to build self-sustaining animal sanctuaries with vet services, growing food for them.Also more land to build self-sustaining low income/homeless developments, with career assistance, training, garden including growing vegetables to get them on their feet and possibly into home ownership when they move on if they wish it and they can also pay it forward.

Then backout at the last minutes leaving the the homeowner with no other option but homelessness. 

There was a report on an apartment fire here, over 20 tenants became homeless, and the newspaper lamented that was because no one had renters insurance.Just to mention your tenant will sue you for negligence in the absence of such insurance.

At that point we give the tenant a list of charities and agencies that will assist individuals who are at risk of homelessness so they can get assistance if they don’t have the ability to pay what they owe.I beg to differ that “Literally, in the terms of the contract, it states HUD is responsible for any damages to the property.”  

The caseworker/HUD know that without landlords -happy landlords - they are left with a bunch of homeless clients. 

The crime is much lower in Pueblo West and we do not have a homeless problem.

Also, secure your properties as much as possible or it may burn down at 4 am in the morning because of a homeless person (happened to me).
