The problem with seller financing is not that the buyer performs, but when the buyer fails to perform the seller gets back a property that may have declined in value and may not be that liquid should the seller need quick cash.This question needs a more "holistic" answer than a simple ROI calculation.

If this basic premise is not true then spending time on "non-optimal" activities is very much optimal when taken holistically.

That would be a specific scenario however and not the general fact pattern.Appreciation and/or loan amortization are probably the components that are flipping ROI positive if cash flow is negative and holistic ROI is positive.
