One learns very quickly and unfortunately usually the hard way that cash tenants are a huge gamble and that section 8 is the only way to find healthy, consistent, positive cash flow in Detroit and many of the other inner cities accross America.

Keep healthy reserves for surprises - they're inevitable in this business.Lastly, treat this like the business it is.

The reason is that for most programs anyway the 60% loan to value will give you the best rate and best cost available and of course you should still be able to have a healthy cash flow at that loan loan to value.

Since then, I still do some creative finance, but also do many BRRRR which also I have to buy them at a healthy discount.

The type (and location) matter a lot but as a general trend vacant Land sales have definitely been slowing down as of late.We have dozens of properties at a time up for sale across multiple states and we spend a healthy amount of money on our Dispo advertising.

Have a family member whose health is rapidly declining.

They are both healthy and don't appear to be doing any damage to the house other than maybe dropping leaves and twigs every now and then.  

That's a healthy expense.
