(I also had to come to CA for health reasons, so I am not sure if that is an exception) - You can use that reason to excuse the amount of time you lived in it. 

@David Rodriguez  MTR is about location for health travelers and you also have a healthy  population of snowbirds in Phoenix. 

You can look at a mobile home and see it as an easy rental with new carpet, trim and some paint but there are other bigger uglier expenses that can come up.Roof Replacement, soft floors (water damage) in kitchens and bathrooms- most floors are particle board, exterior door replacement (special order), underbelly insulation falling, bad hot water tanks with rotten floor underneath (real joy), bad windows (water again), bad bloated siding (water), water damaged base frame around perimeter of home, cracked tubs (special orders) and frozen pipes (Good luck finding a plumber to come work on a mobile home- they do not exist). 

I also received a letter from the county saying that my property is in violation of several health and safety codes. 

I HATE plastic shower stalls and put in steel tubs with tiled surrounds. 

Kit showers or tiling, or tiling the shower (hot mop or tub shower then tile the rest) all are different3) what is the cost to renew the floor with a LVP?

We hope to have a redo photo shoot in the spring and add some outdoor amenities like a hot tub. 

The county health department may have ok'd it, but that doesn't mean whoever lives there isn't going to get cancer from it and sue you later for knowledge.
