As these people start to sell off to harvest the high prices, they'll be selling to people who either live here full time or will have to STR their properties for much, much higher prices, and the rest of us that have good places won't have to compete with the bottom feeders.

The only thing I'd have to double check is when is the sec121 exclusion for the $250k capital gains tax exclusion is applied, but I'm pretty sure its applied after...Capital gains is taxed at the Federal level, and I believe from all the discussions also by California.You could tax loss harvest any other capital assets that might be down, e.g. stocks.I don't advocate the charitable donation for the sake of tax...

I've been reading as much as I can on the subject, particularly the commercial investment/sales front as that's the field I would like to enter into, or operate primarily in, but I'm curious as to what self-education sources an ACTUAL commercial broker might suggest to a junior/inexperienced agent looking become a competent CRE sales professional in the future, without wanting to harvest a kidney in order to pay for it.
