Trying to find contractors that are worth anything is nearly impossible and they have no incentive to do a decent job... give me a slower market where they WANT the work and I'll be much happier...

You will be happier in the end, trust me.

Like @Russell Brazil said, mitigate the risk of winter vacancy by expecting it to happen and that way if it doesn't you are that much richer and happier.

Lo and behold here we are facing a number of setbacks and delays and much happier we at least took the 12 month option.

And if you over-estimate, you'll be happier having spent less on rehabs.

I would start by giving the benefit of the doubt, keeps everything happier and makes it easier to figure out what's going on.
