You know Fred up the street is about to open a new bar and grill and all of the artists are moving into that area nobody thinks about.Its my personal belief, but one of our advantages as investors is that we have a great relationship with our contractors. 

That said, I think that the realtors are still selling the sizzle, and that there is a good amount of steak in Racine and the surrounding counties for people who commit to doing the footwork to find it. 

Instead of a pool table, I would put a horse shoe pit outside along with a grill. 

Last meeting, they were grilling out ribs for the patrons. 

Gone are $1.99 steak and lobster specials, replaced with $75 steaks by gourmet chefs.  

Just like going to a steak house instead of firing up your grill.

Phone screening before showing will cut way back on your qualified tenants, because some otherwise qualified tenants will be annoyed or offended by the grilling before they've even seen the unit.

What we want to do is house hack, but we don't want to lose money on this condo, even though we don't want to live in it anymore (neighbors, the neighborhood - very industrial near Boeing, and they took away our ability to have a grill, but I suppose that's neither here nor there).  

I would look into maybe providing a grill area with some picnic tables.Happy EasterGino

There is a washer and dryer.Things like the Smart TV, wifi, outdoor grill, firepit, horse shoe pit, nude female artwork in the bedrooms, etc. are just bonus things above and beyond staying in a motel room.
