I had a good friend when I lived in Napa and played golf with him frequently he was a Brain Surgeon and had the yipes something fierce could not make a 2 foot put to save his life..

This is my first purchase (don't want to do anything stupid) and the rents could swing 600/month depending on what I'm allowed to do in the basement - I'd be in the red from a cashflow perspective if I can't duplex them.Am I rolling the dice here / do you not typically find out for sure until you close and begin renovations?  

That is way more than a 150bp cap rate swing in values.  

When the market swings the opposite direction, you'll be ahead of the game.

With that said, you have to be close to the lake or pools/clubhouse or in a golf cart type community. 

Each lot is 1/2 an acre and located near 3 large golf course communities.  

Financing swings are covered.D.  

No reason to swing the biggest stick first.

STR has a lot more risk given the seasonality swings and I cannot understate the time involved in bookings and customer service.Having said that we DO have STRs here in St Augustine, Florida in prime areas in the $400s. 

I plan to step up to the plate and take a swing here soon.I was attracted to the CCCF program as it seems to simplify the process some by putting together a step by step process to attracting off market deals and executing them.
