Someone has a gas stove and the new rental only has electricity; someone has a 33 in fridge and only a 30 in fridge fits; counter space is cut for slide in, not drop in; etc.

Irony of your analogy is that oil and gas production needs to drill many holes to succeed. 

Unless you work in Oil & Gas don't expect to come across many deals with rare earth minerals or oil.

You can add notes to any transaction also, so later if you want to search for a vendor (you gas company, insurance) you can search by the actual vendor or something you put in your notes. 

Is there an energy company (electrical and Gas) that will do roll overs?

How hard is it to direct a gutter downspout away from the foundation, cut a stump off a gas line, cut down the giant dead tree in the yard, at least caulk and paint, etc.?
