Does anyone have any experience with furnished mid term rentals?

I will be furnishing one side for now and leasing to a mid term rental until i get a property management company that will work the property or get it leased out to students What was the outcome?

If you could furnish the rooms, I'd say that is best bet for cash flow.

I am looking into buying a duplex in Hyatt Park and wanted to get some advice on what contractors/suppliers I could contact that have investor friendly pricing for kitchen cabinets, countertops, and bathroom vanities....

Advantages are we don’t have to furnish anything in the house and we collect the same amount of rent each month no matter how many members are in a house.

The DIYers are welcome, but these kind of deals take a solid 150-200 hrs for the average first timer from start to finish and a minimum cash position of $175k (if you DIY the design/furnishing; more if you want to be hands off).  

Condo a bit different - 7% note, but we furnished it for a MTR, and tenant is excellent and deciding to stay longer.
