Even if the smoker doesn't smoke inside the unit, they will bring the odor in with them on their clothes.The cost to restore a 2 bedroom apartment after a smoker was greater than $2000.

I bought oil based primer, which helped to eliminate strong smoke odor.

If you're in the 45 day period and lose a property it's no harm no foul. 

We finally sealed all the walls, ceilings and floors with Zessner odor killing sealer which helped a lot, purchased an air purifier, and kept the house open as much as we could. 

Upon inspecting the house she found that all the upstairs flooring (carpet) would need to be replaced door to severe pet odor.

So they go and list it on MLS for 260 it never sells of course because its no deal.it swings back to me and sure enough.. once we dug into it a little more these guys did not realize she owed 195kk against it and it was in foreclosure.. about to be lost.. so they had it tied up  had fouled up her title by recording that document and they were going to lose out. so long story short I told them I would give them 6k and the seller 5k. and stroke a  check on the spot for 211k.. and it was done.they were lucky to get that. but they would have had no compunction ripping 100 to 150k of equity from this older lady in distress.I leveled the house built a new construction that sold for just under 750k and we made right at 200k net profit on the deal.. but I would have passed if I thought these guys were ripping this ladies equity I don't care how much I would have made I can make that on another deal and not take advantage..now granted when folks CLOSE and then resell well all bets are off and its harder to go back and see what someone paid for things.. 

Regardless cats do stink no matter what you do and it takes time and effort to eliminate the odor. 

Here’s how odor is typically handled on a fire claim by an insurance company.- First option is just washing (degreaser etc.) and thermal fogging.

-Also got the bathroom tiles repaired, that was a bit of work as well-Had the initial floor sanding, that took out a lot of stains and odor, but still need some repair work done. - have now confirmed all the baseboards need to be replaced, the cat urine is down behind them-- another small bit of cash I was hoping not to spend.

I am not a lawyer, but in my opinion, a strong odor of Marijuana is preponderance enough, even better if you have a witness smell it too.
