I’m looking for some information on which area in Jacksonville (jax beach, downtown jax, San marco) is best for mid term rentals.

I currently have a few rental properties that I have rented out long term but now looking into marketing for mid term rentals.  

Now it's a long term rental.This area is ideal for mid-term rentals too, partially or unfurnished as well, since military members are constantly in need of temporary housing while they look for a house to buy.   

What's your take on setting a utility cap in the rental agreement for mid-term rentals?

great neighborhood obv 3yrs went by since the OP, but now the avg price is 585k in the neighb, i got a 2fam around Ocean ave and Bidwell around high 300s in 2018, planning to sell next month for mid 600s. 

Remember that for mid term you're going to have to put a good amount more capital in to get the units ready as you'll need to furnish and decorate and more than likely you'll also be responsible for all utilities.
