Closing real estate deals in any economy requires flexibility, adaptability, and a variety of strategic approaches.

We currently have 105 units and are using a variety of excel, google docs/sheets/calendars, apartments.com (ads and rent collection), docusign and QuickBooks online (which we would like to keep). 

As both an investor and a broker, I’ve worked with a variety of lenders, and while many are solid, some have issues—whether it’s delayed closings, surprise fees, or poor communication.I’m curious to hear from the community: have you had any bad experiences with lenders that we should all be aware of?

I need to make that post again to save other people as well by all means please post these fraudsters .. they are just garden variety criminals thats all they are.

At the end of the day, we are lumping a wide variety of programs into one general theme.

If you use any of the major mailhouse services, like Yellow Letter HQ (a service I can personally vouch for), they offer a variety of templates and even provide text suggestions.A smart way to analyze this strategy is by observing people in your local market who use mailers and identifying what works or doesn’t work for them.The simplest and most effective way to test this approach is to pull a hyper-targeted list of distressed homeowners and run a small-budget mailer campaign.Hope this helps!

If I mainly want to vacation in Costa Rica and stay in a nice place, I rather make more money by investing elsewhere and rent a different villa every year, which is much more exciting from a lifestyle point of view, as I'll have variety.

I work with institutional capital as well as a variety of private money resources to finance such things, but don't again, don't expect to find "low" rates and fees for such.Many investors I come across run into this problem with financing even though they've built up a cash cow... it is hard to understand sometimes, but be aware of the challenges and make sure you have financing options in place for what you are doing before you jump too far in.
