Go with big and flashy with promises of damn near riches... hell no.

It's not as obvious or flashy as cold calling but in my opinion is probably more effective long term.-- Find a friendly, non-salesy way to ask for referrals that doesn't make you feel weird.-- Then, ask for referrals in person, and in writing, including your voice mail message and email signature.-- Do open houses to increase your sphere, and bring leave behinds that ANYONE will want to take with them, branded with your card/info, etc.

Not flashy.

No idea if Jason gives exact deatils on how to properly find and structure these deals or not, but I would venture to GUESS that he is just like all the other gurus out there - flashy concepts, empty motivations and pormises, and in some cases out right lies.

i second friending the neighbors.....also,you could consider offering a 4,000 new appliance credit at closing....although not nearly as flashy as having them in the room

Abu Dhabi has been a conservatively managed economy and has looked at Dubai's flashy "Gulf culture" with distaste.

I don't have the flashy advice as some of these seasoned vets on this forum, but I'd say the key to acquiring more properties is LEVERAGING.

When you go across the state, or even across the country with marketing, you want a flashy name that everyone will remember.  

My take is that when it comes to flashy boss-free careers such as investing (on a smaller scale) there will be loads of people/gamblers who have interest in either trying it out our doing it full time.
