Out of curiosity, who are you trusting for your turnovers and cleanings?

It is a freehold property, recently renovated from top to toe with high quality, large garden, and kept very clean at all times.

thats a monster pad. lol, it's a bit more to clean than the 988 sq ft house we were living in when we bought our 1st duplex. my 3rd house in Palo Alto CA was 900 sq ft 3 and 1  this is were location location determines value I paid 185k for it in 1985.. and sold it in 92 for 500k  doing nothing to it..

Even with that, I had vacancy for 3 months, turnover expenses (rekeying, deep cleaning, etc), paying the one month lease to find a new tenant and also the new tenants are in at a lower rental rate then the prior tenants. (1500 to 1350)My Little Rock tenant has been paying but already slightly behind.

Whenever I show the property, I try to make it as clean and organized as possible so that it looks appealing to whoever is interested.

My question is why you want to bring it up to code, other than just to feel good or improve your exit strategy?

Hire a reliable co-host or property manager (15-25% of revenue), automate pricing and guest communication with tools like PriceLabs and Hospitable, and build a strong cleaning/maintenance team to handle turnovers and inspections.
