When all goes well things are good. 10 years ago, Investors enjoyed working with good wholesalers who would actively scout the properties desired and do all of the leg work.Over time, the ability to get involved with little or no skin in the game, the ability to make a lump sum of money quickly, and a plethora of bad information made available by people who were only after the disposable income of those who really did not have enough money to get involved in higher level RE took a good tool and exploited it.Wholesalers exploiting undereducated layman (someone who does this exclusively for a living is operating as an Agent with no licensing issues to restrain them or cause them to disclose expert status), using a lot of really distasteful tactics (like trying to wholesale deals already on the MLS, co wholesaling through a string of folks) and getting greedier and greedier as they went....That's where the stink came from. 

In any case, they really seem mutually exclusive to me - in essence, if you are doing as you say, then you're complaining about making money and exploiting opportunities.

In fact, I feel great about it because in so many cases no one gives a damn about them, will exploit them and never give them any kind of chance I would.

All basic divide and conquer tactics pitting the "perceived haves" against the "perceived have nots" and ruthlessly exploiting the hatred and chaos they themselves sowed. 

Hoping to strike a moral note with wholesalers, illustrating the difficulties of their path and that exploiting sellers with less-than-full disclosure is not nice. 

There is a way to diplomatically point that out, expressing that you don't appreciate being exploited, and explaining that your investment goals and timelines are no less important than his. 

After you have been taken advantage of and exploited every way imaginable over time it will become apparent what needs done to survive this insanity .

So if a contractor says 'xxx is out of stock, so we are going to use yyy'  your assistant does not say 'ok'. but 'I will call Ryan and see if he approves that change'  Then you call the contractor with a yes or no.Some contractors will look for the weakest link and exploit it.

They have studied the eviction laws and know all the loopholes to exploit on a DIYer. 

Plus medicine is the only field where people try to exploit us by always saying you get into it to help others, which we do, but many Suites around the hospital use it as a crutch to not pay us as well.take the loans and out that aside.
