While I believe I operated with many of these strategies and tactics EVENTUALLY, I spent a long time “spinning my wheels” early on when trying to negotiate before establishing a rapport.  

Symbolically, fire is eventually an opportunity for re-growth. 

Maybe eventually they will allow the income just like short term rentals.

Eventually, I’d like to start using the cash flow to pay myself and work toward replacing my day job income.

Those areas will eventually cashflow as you pay down debt but definitely not in year 1 Thanks for the response!

So I've decided that due to poor caulking and grout condition of the upstair bathroom, I will cover the water damage, although the tenant did eventually cause more water damage.

I also work as a RN and looking to transition to real estate full time eventually.

So shift your expectations to most of the cash out and you'll be good and you'll actually start buying deals, versus people who wait for the perfect deal, spin their wheels for 6 months terminating contracts/analyzing hundreds of places, and then eventually burn out and give up.
