I think the major issue we see in this wholesaling segment is that between guru's and BP we launch the least experienced less capable folks into the business thinking this is the way they need to go to get to the brass ring IE quit my day job and live the life of a RE investor ( remember us full time RE investors everyone wants to be us living the life of rily collecting checks spending time with the kiddos' etc)We see it all the time on BP   " Hey I want to start wholesaling then I want to acquire buy and hold then I want to quit my day job"  thats pretty much the mind set.And as you probably know you unleash uneducated folks into this industry and all sorts of mayhem can ensue..

@Geoffrey Serdar, @Michael Ealy maybe just provided the worst advice I've seen on the forums in at least 20-minutes...anyway, unless you are a fan of litigation and an ensuing fair housing violation, you need to honor the terms of the lease...if you evict in a retaliatory fashion you're walking into a hornets nest.

Since the 2017-2018 winter season, I think we've spent less than $600 for electricity in the ensuing 12 months.Since our system went live in July 2017, we've produced 18.76 MWh.As to valuation of the property, that's another story entirely.We recently did a refinance to take some equity out to work on the property.

This is not aligned with the owners interests and frustration is bound to ensue on the owner.There is a big opportunity for aligning owner and PM interests in this business and can make for a great partnership but a transformation needs to happen first.
