It seems that every 30'ish years there is 2 people who rise up in the Fam that have an interest in the CFO or REI aspect, and they are the ones groomed for the job's.  

The company had no “coaches” who had experience in this aspect of real estate (multifamily value add syndication).

This is very helpful.I've based by search so far off the affordability aspect of things.

People most successful in all aspects of real estate investing and the real estate BUSINESS, gain knowledge and experience n three areas: (1) real estate principles, (2) real estate law, and (3) real estate finance.  

Hey @Dan ErmolovichSorry to hear you’re facing this challenge...evictions are one of the tougher aspects of real estate investing, and being out of state adds to the difficulty.

I was no longer acquiring or selling deals but I was still highly involved in every aspect of the business.

Finding some sort of value-add aspect or buying at a discount means you either create or walk into equity, which protects you.

These details and the creative aspect of an STR seem like they will be an exciting avenue. 

This is correct, so I would disclose every aspect of the sub to and how it relates to the seller, perhaps going so far as to insisting the seller sign off on an acknowledgment that he understands the ramifications.  

So I almost “broken even” with the cost of construction vs. valuation aspect.
