If your reasoning not to invest out of state is an emotional one then maybe dive a little deeper and figure out if there is a way to over come your discomforts.

That's the beauty of investors, keep emotion out of it.

This miscommunication almost always causes problems and escalating emotions. 

Lawyers, police, emotional stress, your name associated with a shooting, stigma on your building, opportunity cost by being distracted, possible jail time... none of that is good for business.

Because honestly, at one point, I considered his offer and was afraid of the possibility that if I didn't accept I'd be taken to court and be responsible for putting my children on the street, and I can see those types of scare tactics and resulting emotions being enough to scare someone into complying with a transaction no matter how laden it is with misrepresentation, non disclosure and fraud it could be.Again, I don't know if I misunderstood the laws and regulations or not, I could be wrong.

Most aren't putting anything inaccurate in the deck, but they anything in there is designed to create an emotional response to the property, and anything NOT in there is intentionally left out.  

Motivation is indeed an emotional thing not a logical thing.

Even though she’s got an emotional support animal, you could still set some ground rules for cleanliness and respectful use of shared spaces.

But so far I have found it to be an emotionally exhaustive process and have had zero luck.
