If you are in the Wilkes-Barre/Scranton market, you used to be able to get duplexes for $50k to $100k and make it cash flow quickly.

I own 12-doors there and help others invest there for a living.Of my 12-doors, 4 of them are comprised of two duplexes.

I focus on rural, single family and duplexes.

I'm particularly passionate about multifamily real-estate and getting a duplex as a staring point.  

My thought was that I would need a tax guy/accountant to file for this year now that I purchased a duplex.

We purchased this buy and hold historic duplex which faces William Land Park in Sacramento.

I personally would stay away from condo-tels as they will be even worse and you'll have less opportunity to cash flow.

@Mark Cruse  We've owned condo units in a development where the first build units included heat and hot water in the condo fee, among other charges. 

@Jay Chung If the mechanicals for the duplex are in the basement it may be better not to give the tenants access.
