I personally would stay away from condo-tels as they will be even worse and you'll have less opportunity to cash flow.

@Mark Cruse  We've owned condo units in a development where the first build units included heat and hot water in the condo fee, among other charges.

@Jay Chung If the mechanicals for the duplex are in the basement it may be better not to give the tenants access.
