You obviously won't find anything ifor 750/m P/I payment in the area and you won't even find rent for double that amount if you want to keep renting.

You would be double or tripling the build cost.

A few times our door knocker team doubles as "movers" litterally.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper...

I was quoting pool prices for my clients several years ago at approximately $40K (basic package 12'X24' including screen enclosure and paver deck) and then they doubled and more after COVID.

So if your investing that full $200,000 getting that kind of return and you currently have almost no monthly expenses I would advise you to double down on what your doing and let it ride for as long as you can.
