If you want to do long term, then you need to ditch the rehab costs initially and plan on coming up with those through another financing methods or cash, once you own the property. 

Believe me you do not need to ask an other human for advice on being human.Think and use your own strategies.I HOWEVER would say, ditch mailers all together and get your website ranking!

Well @Terry Lao in a last ditch effort to make you feel better, it'll be interesting to see what they get for that property. 

Bathrooms and kitchens are where more of your money goes, so basically you can ditch 2 baths and 2 kitchens from the plan, then move that square footage to the other units.

If you’re willing to hire out the ditch digging, the plumber can probably do the work much cheaper.

So these days, you don't have to drive very far in Houston to spot crews of local dirt contractors out there widening/expanding/improving bayous, creeks, ditches and what-have-you.  

We've been through 4 contractors, but no one will agree to sign off on the contract (husband is going to do all the work, but no contractor will take on the responsibility by letting us use their name for the bid).Here is our last ditch effort to get into the home.
