Trying to determine the best way to negotiate the property because I believe he still has a mortgage on it I don't see a discharge of the mortgage in the records, but that also brings up a question for me as to how can I offer a lower amount of the property than what he owes on it.

If someone got discharged for being nuts it was called a section 8 discharge.

SBA loans are no dischargeable in BK situations.. use them as last resort..just brian storming but maybe you find some retired person that will just show the units and open themI don't think they need a license for that.. its not like a PM job.. and you pay them a spiff.rent comes to you obviously.. but I would think you will need some interaction.. 

So, basically I realized this place is falling hard in the liability collum and I'm just trying to unload this place and move into mil housing while awaiting my much sooner discharge. 

You could simply find a different property.If the existing drains were filling the sump fine and the existing sump discharge line was discharging far from the house in a down hill direction and the only problem was that the existing pump had failed, then I probably wouldn't be worried, I'd simply ask the owner to buy a new pump before closing.

I will take people after their Chapt 13 or Chapt 7 has been discharged but not during the process.
