Account ClosedAssuming you're using the TREC residential contract form, I would have added an Exhibit "A" detailing the items (and referencing para. 7(D)(2)) and incorporate the Exhibit into the contract in para. 22 under "Other".

There are still instances where there are not yet good LED fixtures available (track, vanity lighting, range hoods) where we will use fixtures with GU-10 or PARA-20 LED bulbs.Out of the more than 100 LED fixtures we have deployed, I have had 3-4 fail (lights begin to flicker) in the first year - but have many which have been in service for 5+ years.

If you don't tender the option fee, you simply lose the right to terminate under para. 23 (assuming of course you used the TREC form)...you're not in breach of the contract.3.

If you know an experienced landlord or property manager, you could start by asking them, otherwise I would find a para-legal or notary whose business is tenant problems and evictions ... failing that, find an attorney who specializes in tenancy matters.
