Make sure utilities are available, and that you have tap fees included in your estimate, as well as engineering (site plan), architectural plan, and other bits you might need to consider for your market (landscaping and costs of sale, for example).

What about drive approaches, parking lots, site lights, landscape, irrigation, etc.? 

We stopped using it because we realized we had missed out on opportunities where neighborhoods were on the verge of gentrification or there was an opportunity to invest in a project with potentially great returns and no change in the demographics.

I It's good that you found a strategy that works for you, and definitely certain demographics and types of people in their life.

Knoxville I would consider a different market demographic entirely and I don't have any insight there.I would caution against taking your realtors word at face value. 

As an investor, I value an agent coming to me with deals based on their in depth knowledge of the real estate landscape, networking, connections, and additional information they might be privy to.
