I can quickly create bank accounts for each property, the categories for tagging your transactions align perfectly with your Schedule E for taxes and I can do all of my tenant related functions like tenant vetting, lease creation and collecting deposits and rents.

I personally know a handful that bought from MI and the issue wasn't simply lack of due dilligence, it was creation of false leases, appearances of rehabs performed, rent checks that came in against no tenant placement, all which signal fraud (@Tyler Jahnke 's infamous post on BP).

I'd recommend researching areas to see that they have:- Low unemployment- High demand for housing - relatively low inventory- local job creation/booming local economy- high avg/median income- increasing population- low average days-on-market (DOM)- history of rent and property value increases YOY- low crime- highly-rated schools (or above average)I'd compare the target neighborhood to surrounding neighborhoods and/or nearest metro areas.
