I have to hand it to you.. your Smart ambitious and made it happen.you would succeed in any sales venture.. you could become a top agent and make Lots of money with a team of agents.. but you chose to do what you do.because of the naiveté of so many doing wholesaling and the bottom barrel feeders that teach it.. there is a lot of harm that happens and I suspect over the years the states are going to crack down on those who sell real estate without a licesne and.. equitable interest is just a bunch of BS its a scheme your marketing for sellers your marketing for buyers your putting the two together for compensation.you try to arugue that its not you lose.. its just up to the states to decide if they want to enforce the laws.

Its the same with Unlicensed PM's who think they can have a master lease and end up running a big PM operation....I had extensive conversations with the DRE investigator in MS over this issue and again he said its just a Ruse and they would shut down anyone without a valid brokers license if it appeared they were just acquiring multiple rentals on leases then releases them as in acting as a PM without a license.The Real Estate industry as a whole needs to help the government crack down on all this unlicensed activity by turning in these unlicensed people... that just try to flip contracts or homes without ever buying them...

In North Charleston Air bnb's are actually illegal but they have not enforced the laws yet which would make me nervous as when they finally start to crack down and enforce, you may be out of luck there.

More importantly, you may want to consider a Real Estate license unless you plan on purchasing these homes yourself, and then flipping them to investors.The Department of RE is starting to really crack down on wholesalers that aren't licensed.
