The process for commercial properties is basically the same as residential properties, so it takes work.Again, echoing Dominic, a good investment is a good investment, whether you spent 8 months courting an owner to get them to sell to you, or whether it is on CBRE/Cushman/Marcus/Loopnet or any other brokerage website.

I've been doing some light reading, and it sounds like refinancing that property and using the proceeds to reinvest elsewhere might be a better option.

BTW, it is illegal for a seller to receive any proceeds from the short sale,  however,  they may be qualified for relocation $$$ or other reimbursable expenses.

If I got a home equity loan for Property 1 and used the proceeds as downpayment for Property 2 and then got a 2nd loan for the remaining 75% purchase price for Property 2, when I sell Property 2, can I use the Property 1 loan as part of the cost basis for computing Property 2 capital gains?
