I have owned my own Cottage Food business and have spent most of my working years in the food service industry.  

I am curious about the LTR price trend in Warner Robins in the last year or so and for the foreseeable future:Have new builds, like The Cottages on Bass Rd, for example, affected rents, in your experience?

Purchase price: $155,000 Cash invested: $53,000 2.7 acres with 4 occupied 1/1 cottages and one .25 acre empty (previously a mobile home on it).

Smaller traditional wood cabins lost in the forests or larger more renovated "HGTV" cottages on paved roads, views, hot tubs, proximity to town/amenities (and micro-brews!)

@Brian Naumann  that is the proper course of action.. .I funded a lot of deals in Kokomo for instance you can build a very nice cottage investment business there and not put up with the risk you are encountering in Memphis is simply sounds like you got with the wrong company..
