I go to investigate and there is a middle age lady with a nice wrangler (I suspect 35” tires, recovery points, not old (in good shape)).

It allows a sponsor to shape the whole picture and funnel an investor into their offering.

I occasionally will get one and restore it as a labor of love, but they are all in very rough shape.

The home is in semi-rough shape... liveable (barely), but certainly not rentable. 

Especially if the house is in a bad shape, some don't have the vision to go past that and they are giving you a lower ARV.
