I've been concentrated in Pinellas County, but open to areas of Tampa if wise.  

It was similar during COVID and the eviction moratorium.The process I followed is simple and virtually eliminates guessing and luck and has three steps:Identify a tenant segment with a high concentration of reliable people.

There are small pockets in which they mostly concentrate.

If the numbers support one segment over the other then concentrate on the segment that meets your goals. 

We haven't been in a short sale environment in at least five years, and probably more, on any level outside of some small blighted neighborhood or over speculated concentrated area. if you can earn a living on short sales in this environment, good for you.

I normally find properties close to the 1% once stabalized.More or less, I recommend targeting tertiary markets that are 45 min to an hour outside of Boston with a large concentration of multifamily. 

I would rather have Remax manage my property and concentrate my energy on finding my next deal.

Concentrate on knowing local market dynamics, financial planning, legal and tax implications, and long-term objectives.

We concentrate on the subject property and the subject property only  I mean you start still listing documents - sure, vacant means no lease but plenty of DSCR Loans require leases / STR history.
