Mortgages go through a judicial process where the plaintiff (Mortgagee) complains (about the default) to a judge.

What about legality and insurance. if using a single family home wont the town shut you down (especially if neighbors complain) also will i need a commercial insurance policy?

I can complain that they have switched our CSM a few times but other than that they have delivered on all the setup and management responsibilities we hired them for.

Have the neighbors ever complained to the city/county?

(Everyone complains that they can smell each other's food and smoke and  in each other's apartments ) The building is in Northern Jersey where I believe the building is responsible to provide ventilation by law. 

Have a salon with a water heater that was installed around three months ago, and the tenant has complained that it's having issues heating the water; I suspect it may be an electrical issue with the system. 

@Matthew M.If you are buying and appraisal was more they will say share the appraisal - also sf can be calculated differentlyIf you are buying I would not complain as you are getting the value you wanted (or more).

That way they get exactly what they want and cannot complain to us for getting one they would not choose.

As much as investors tend to complain about realtors, I'd strongly suggest that YOU need one since you sound very new to the game.
