Before you commit any more money, make sure you ask a lot of questions. 

These types of loans typically require at least a 10-20% down payment, as lenders want to see that you’re financially committed to the project.There are ways to get creative but they still require some form of skin in the game. 

Ask for a "Pre-Underwrite" this is where the bank underwrites the file and give you a "Loan Commitment" instead of a generic "Pre-approval" letter.

@Connor Williams yeah, what the above posts stated but it's formally called "Forward Commitment" when a builder does it (if you want to google more on it).  

IMO Most of the time, people lose lawsuits or settle for much less due to laziness and lack of rock-solid knowledge about the illicit/illegal acts the opposing side committed.  

If you're allowed to object and you're still within your objection period, you may want to review your title commitment for objectionable matters that may give you a right to terminate without penalty.

Just had my current LT tenant commit to another year so we will reevaluate again towards the end of 2025.Greg
