Furthermore, if you are working on refinancing sixth and investment properties at once, I would put all my focus and energy on working with one lender or one broker who can get you the best terms for cheaper cost all your business to one place typically when I see folks do they save a bit on processing these and origination fees.

Energy Efficiency ImprovementsInstalling energy-efficient windows, doors, insulation, and HVAC systems can appeal to modern buyers who want to reduce utility bills.

This tends to be more time intensive and more for someone that has a lot of time and limited income as you may find a "home run" type deal with some effort/energy.

Convince yourself that there's a better than average chance that you will lose, and if you can live with the time, energy and money spent if you do. 

This will crash and burn eventually when real estate (temporarily) resets itself and reprices the assets down. 

Ask other LPs where they have been burned and what they learned from it.  

But honestly I don't care how many courses you take you must have a local team or you will crash and burn.
