Hi Ryan, the appreciation might be worth the wait if you can confidently handled the cash flow.  

Im currently networking to partner up with a home builder here in Staten Island and build Semis on empty land.

I find that amusing as I was told I was buying the last “two” buildings and I better hurry or they would be gone.

As a VA, you’d want to build on that by getting familiar with tools that real estate professionals use.

I feel a loss of direction and that makes it really hard for me to focus and build.Do we keep at building a portfolio of small multi family (very abundant in my market, very rare to find anything above a triplex for sale), with plans of selling the portfolio and 1031'ing into larger properties? 

Hoping for $325,000 for the build (budgeting for $400,000 with overages).

The next deals came much easier as my confidence grew. 

You have to have confidence and the Sponsor needs to build a relationship with you if he wants to be sure you have some insights into the risks of the types of deals you would be funding. 

Find someone in the neighborhood of your building to help you out.
