In fact two week ago I tried reasoning with a brainwashed Pace Morby follower in these forums who stated he would  happily complete a seller finance deal for more than FMV value, effectively putting him under water if he could acquire the property without using any of his money and the property cash flowed.

I couldn't have progressed and at this pace without this program.

If anyone is curious, Pace Morby's creative real estate group is free and they encourage you to JV for your first few deals before you even think of joining their mentoship.  

Build a foundation with properties in good areas, manage them well, and grow at a pace that makes sense for you.Let me know if you want to chat more, Alan.
