There are 85% LTV DSCR loans but expect a higher rate-sometimes 1% higher for the same borrower profile compared to a 80% LTV.

Many of our borrowers/clients have one LLC that owns the building and another than own the operating business.

Other members of the LLC are not required to sign as PG.This does not show up on credit, and if the LLC is the borrower and property is owned by the LLC, you do not have to disclose this property on a new mortgage application.

I've looked into the one-stop shop tools, but none are quite as good as these individual tools yet in my opinion.

I am not at an attorney, but if your "tenant" stops paying, and you try to take them to court to evict them, you're not even the owner of the property.

They stopped paying the lender and wanted to work something out with the lender but the time is running out (ie the management company did not do any significant improvement during the forbearance period) One of the LP just emailed me and said we need to raise 65k to enlist help from this company.
