@Ryan Vienneau I'm a Buildium customer too, and it blows my mind they don't have credit card tracking in 2017.

So many of the builds I've visited, some multiple times, seem to be frozen in time: the homes are dried-in (roof paper, windows and doors), tiled floors, drywall installed, and then a dead-stop.

When foreclosures dried up, we went after short sales and when those dried up we started to focus on properties with mold or foundation issues and learned how to fix those and when that started to become too difficult and the rehab was not worth it anymore I had to pivot again and we buy properties in good shape that fell through with another buyer.

Not the intention, just being very direct here: I am not going to show those numbers for 2 reasons.1) if I did ( and I would blow you away if I did), it would only cause people to misunderstand what I am trying to teach and 2) I don't have to show you or anyone anything.

San Diego, where @Dan H. invests, blows Minneapolis out of the water - it's WAY safer in every category. 

They come in with a different name usually acquired by buying out a small/mid company, wipe the market with unlimited funds backed by fed and big banks, dry the pool and leave when there is nothing left.

Any transaction done with little or no equity contribution is most probably (there may be a few exceptions) in danger of “blowing up” from over leverage and insufficient equity cushion.  

those 3000 jobs would get coffee and need dry cleaners and cars repaired etc.
