Hey there @James Colgan - Love the idea of house hacking a duplex!

Even if you only averaged 2.8% appreciation annually, which if you've had it 20 years I have no clue how that's true given prices have well more than doubled in that time, youre skipping over the fact that you have been benefiting from that appreciation on the ENTIRE house, not just the % you paid for.  

So I have my house that refinanced in 2020 for a 15yr 2.5% rate and we have about 56k equity.

This october the tenant left without warning and house went vacant.

I need to rent my house out but thinking about going the untraditional route ie Airbnb, Padsplit etc.
