@Denise Evans I have a question ...If a person files Chapter 13 bankruptcy with primary (homestead) house involved ..later surrenders house to the bank...the bank is now setting up foreclosure sale at court house steps..does this person still have right of redemption?

If it comes back the same, you're back to square one, but in either case, now is definitely the time that you need to be contacting an attorney, likely one that can help with the real estate side, and another to review bankruptcy options

Bankruptcy - It is theoretically possible that you may lose your interest but you should no lose principal if you get paid via the bankruptcy.

It seems like you might be removing a paying customer simply due to a bankruptcy.

I heard bankruptcy laws recently changed... i'm not sure. 

In addition to this, my income could not be considered because of a personal bankruptcy filed within the last year.

A "title search"  may not include IRS lien, Bankruptcy, death estate searches etc.

Then I paid $25 to some online background check agency to find out if the owner had any other liens/bankruptcies/judgments against them and also got their contact info from there.
