Most individuals can originate the debt these projects require as well so its not as if your signature is opening the doors to properties these partners couldn't purchase on their own either.

Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish. 

Many lenders won't allow you to sell or refinance the properties individually if you have these on a blanket mortgage.
